Energy Performance Certificates (EPCs): Explained

An Energy Performance Certificate (EPC) is a legally required document that measures a property's energy efficiency and provides an indication of its typical energy running costs. At Veridian Energy, we provide fast, professional, and fully accredited EPC services for homeowners, landlords, property developers and Estate Agencies

What Exactly is an EPC?

An EPC rates a property on a scale from A (most efficient) to G (least efficient), similar to the labels you see on home appliances. It is produced by an accredited Domestic Energy Assessor (DEA) after an on-site inspection. The certificate is valid for 10 years."

What Information Does the Certificate Contain?

1. The Rating: Your property's current and potential energy efficiency score.

2. Estimated Costs: A breakdown of potential annual costs for heating, hot water, and lighting.

3. Recommendations: A list of suggested improvements (e.g., insulation, heating upgrades) along with estimated costs and potential savings.

Why is an EPC a Legal Requirement?

EPCs were introduced to comply with the European Union’s Energy Performance of Buildings Directive. The primary goals are to promote the improvement of energy efficiency across the UK's housing stock, reduce carbon emissions, and help consumers make informed decisions about their energy consumption and living costs

The Minimum Energy Efficiency Standards (MEES)

For landlords in England and Wales, it is illegal to rent out a property with an EPC rating below Band E, unless a valid, registered exemption applies. Our assessors are experts in advising landlords on the most cost-effective path to MEES compliance

When Might an EPC Not Be Needed?

A few exceptions exist, including certain listed or officially protected buildings (where works would unacceptably alter the character), temporary buildings, and some holiday accommodation. We recommend consulting a specialist to confirm any exemption before marketing a property
